Do my tenants have to move out?+
Nope. In most cases we keep the lease in place and the tenant never knows the sale happened until we send the new payment instructions. If you want them out before closing, we can talk through that too.
What if my tenant hasn't paid in months?+
We still buy. We've taken over plenty of rentals where the tenant was three, four, even six months behind. We'll handle it from there.
What about Section 8 or housing voucher rentals?+
We buy those too. We already have HAP contracts in our portfolio and know the paperwork.
Do I need to fix anything first?+
